Hired Louisville Police Officer
- Class President
- nominated several times Officer of Year
- FTO - Field Training Officer
- Bomb Squad
- State Certified Police Instructor
DECEMBER 1988
Purchased First 2 Bedroom Rental House
- on my old paper route used to pay for
my PhD Private High School Diploma
- had less than $1,000 cash in Police Officer Credit Union
- wife in nursing school
- we had and still do have two beautiful daughters
- hocked pert near everything we owned to pay cash including 1977 Monte Carlo and 1986 Ford Ranger
- this was fixer upper and I maxed out credit cards to do repairs
- bought for $17k, $3k for materials and did repairs myself.
- rented it for $350 month, then did 80% ARV cash-out re-fi
- appraised $30k, borrowed $24k and walked out with $6k cash
JANUARY 1989
Purchased 2nd House across street from 1st one
- While fixing up 1st house, watched folks move out
- watched crew repairing it to Move In Ready
- For Sale by Owner placed in front yard
- Bought for $26k with Seller Financing - $4k down, 11%
- Rent Ready, no repairs needed except changed the door locks
- Rented for $350, did another 80% ARV cash-out re-fi
- appraised $30k, borrowed $24k and walked out with $6k cash
