I love being my own boss and being able to work remotely. The fact that I can work from anywhere is what is most appealing. My husband is retired and I can work a regular 40 hour week from anywhere we decide to be that week (with a good internet connection).
Of course, there are drawbacks of being a business owner, (long hours, all the work on your business) but for me it is all worth it to have the flexibility to live a life by design and not by default. I have two other people who also work for my company and I think they would say the same thing: the flexibility and virtual-ness of the business.
Take the real estate transaction from contract to close, and make sure that the agent and the broker have a state compliant file at closing. That includes maintaining communication with all parties to the transaction and monitoring contractual deadlines.
I have over 15 years experience in transaction management for CA real estate. It's almost like breathing these days :) Staying up to date on the state-specific forms and constant changes to the law is also a big part of my job. I need to be able to educate the agents and brokers that I work with.
I would start the day with a nice cup of coffee - seriously, those nice things in the morning are important :) I would check my emails and prioritize my day. I would start with any openings that came overnight or late in the day before, and get those reviewed and into our system. I would ideally time block this time and only respond to emails every two hours.
Then, I would take a lunch and come back in the afternoon and work on the closings for the week. Same thing, process the closings, review and upload for broker compliance and schedule my emails reviews to go out. For me, the days are time blocked, so while every day may be a little different, the days of the week look similar.
The fun thing about real estate transactions, is that while 80% may be the same for every transaction, there is that 20% that is different - challenging and a puzzle to be solved. A bad appraisal, the buyer suddenly realizing they have a wife that wants to be on title, and all the paperwork involved with getting new signatures on EVERYTHING.
The agent that forgets to tell you the file is closing 2 weeks early and you do not even have signed disclosures yet... oh the list goes on.
We try and mitigate these as much as possible, but the unforeseen circumstances are also why this job never gets old or stale.

I work 100% virtually. That means wherever my laptop is, is where my office is :)
Real estate experience is really a must, whether that was an an admin, assistant or in house TC. Also, an entrepreneurial spirit will take you far. Good customer service and the ability to learn legal forms and interpret forms. If you can either create or follow systems. It helps if you really like to work alone too, since you will be alone most of the time.
Sales skills, cold calling, selling myself/business - really that entrepreneurial spirit. I didn't realize when I started this little company, that I could grow it to support 3 other families with full time work, and we are continuing to grow.
Best thing I ever did was hire a business coach when I started my company. It has been instrumental in my ability to grow my business, teach classes to agents and brokerages and run my company like a "real" business.
I also think that my sunny disposition has really helped me and my customers. I am not the captain of the ship, and I find that I get more accomplished by coming from a place of true servants heart and curiosity. I am here to help and facilitate and come up with solutions, which I feel I do for my clients on a regular basis.

No, no license is required at this time. I do have my Real Estate License so that I can have access to certain platforms and also to keep my C.A.R. forms trainer designation.
I use TC Docs, GLIDE, Zipforms, DocuSign, Dropbox, Evernote and Slack for my business, and then of course what ever back office system the broker uses.
Learn how to set boundaries and working hours, and stick to them. Get a google number. Get plugged into the large community of Transaction Managers across the US. We have a very highly engaged groups that can help you out. Dont be afraid to go out and get new business! If I can do it, YOU can do it :)
