Project Management
When building you will typically have to choose one of the following 5 methods:
1) Carrying out the work yourself & perhaps having friends/relatives to assist you
2) Self Project-Managing
3) Appointing a Professional Project Manager
4) Engaging a Main Contractor to carry out all works
5) Use 1 or more Package Companies for elements of the build in combination with either 1, 2 or 3
Most people don't have either the time, experience or confidence to Self Project-Manage. This is where I can assist you to ensure a successful, cost effective outcome.
By engaging me on a monthly retainer for the duration of the project you will benefit from my extensive experience as I can minimise any problems arising, offer guidance & trouble-shoot as the project progresses. It is always very difficult and expensive to be brought in to try and resolve issues once things have gone awry.
I tailor my services to whatever you feel you need assistance with, and the following are areas I have assisted clients with in the past.
Initial Stages & Design
- Offering general advice on the project utilising my 47+ years experience in building & architectural consultancy
- Value engineering the house design to ensure you get results for your budget
- Advice on engaging an appropriately experienced architect to design your build.
- Advising & assisting in discussions (alongside the architect) with the planning department at sketch proposal stage to ensure they are acceptable before the preparation of detailed construction drawings
Financial Elements
- Working out a budget guide cost for the build including a contingency
- How to obtain a self-build mortgage
- Advising on and obtaining competitive quotes from sub-contractors, analysing same, negotiating to get the best price possible, advice on contracts to use when engaging contractors
- Guidance on how to make a successful VAT reclaim
The Building Stage
- Preparation of a works programme for the entire build
- Attending regular on-site meetings to monitor progress, plus remote Zoom sessions to resolve any issues and address questions the subcontractors have.
- Advising on what construction method to use for the build
Essential Compliance
- Warranties required by mortgage providers
- Insurances you need to have in place
- Compliance with HSE Construction, Design & Management (CDM) regulations
- Advice on procedures to follow in respect of the Construction Infrastructure Levy (CIL)

20 hr/month Retainer £1600/month (£80 per hour)
30 hr/month Retainer £2250/month (£75 per hour)
